How to Begin – After finding a Property you are interested in, you may check the Availability Calendar, or contact us. Contact us for further property specific information or possible other calendar dates. If you don’t see what you are looking for, contact us anyways. If we don’t list what you are after, we can possibly still find it. Several area properties are not listed on a continuous basis, so we can contact the Owner for possible availability as well. We will work diligently to book your rental and make your stay here what you want it to be. We will even refer to other area Property Management/Real Estate businesses. Such referrals cost you nothing additional. Once we locate a vacation rental for you, we can send out a Rental Agreement form for your review and signature.
Security Deposit – Security Deposit amounts vary by property. The security deposit must be received within 10 (ten) days of making the reservation, along with the Rental Agreement, in order to hold your reservation. The unit will be considered booked once the deposit has been received. The Security Deposit shall be refunded within 14 days of rental termination. The full amount of the Security Deposit shall be refunded within 14 days of check out provided the unit and its contents are not damaged beyond normal wear and tear. Additionally, pet friendly properties have an additional pet deposit. Check for amount of deposit.
Cleaning/Fees - Most properties have a mandatory cleaning fee. This fee is in addition to the rental fee and is non-taxable and non-refundable. Cleaning fees are for heavy cleaning of the property, (sweeping, vacuuming, mopping, dusting, cleaning of toilets and showers), however, the guest is still responsible to leave the unit as they found it, in a neat and tidy manner with all waste and refuse removed from the property. Payment – Full payment of the rental is due no later than 60 days before arrival. Checks should be made payable to Lloyd & Day Real Estate, Inc.
Smoking – Properties are typically non-smoking. Smoking is, of course, permitted out of doors. If you require a smoking permitted property, please let us know before hand to aid in our search for your rental property.
Pets – Please advise if you will be visiting with pets as some of our properties do not permit pets. If you require a pet-friendly property, please let us know before hand to aid in our search for your rental property. Likewise, you must notify us of visiting with you in Pet-Friendly properties.
Check In/Out – Check In time is 3 P.M. (EST) and Check Out time is 10 A.M. (EST). No Early Check-ins or Late Check-outs are permitted unless previously arranged and agreed.
Cancellations – Cancellation policies vary per property. Inquire at booking for property specifics. Typically, cancellations made 60 days or more in advance carry a small or no cancellation fee. Cancellations within 60 days of arrival/check in carry a cancellation fee for our lost booking.
Linens & Towels – This varies by property. Be sure to check if they are provided. In the event they are not, you are required to bring your own.
Maximum Allowable Occupancy – Each property specifies a maximum occupancy. We request that you respect the Owner’s request in this matter. Groups exceeding the maximum allowable occupancy number will be charged a fee against the Security Deposit.
Intended Use – Total Concept Property Management, LLC manages most of the properties we rent. We are, therefore, accountable to our Owner clients. We ask that you cooperate fully in respecting our Owner clients by caring for the property as if it were your own or even better. The property and its amenities should always be used only for their intended use and in a safe manner consistent with normal use and operation. Lloyd & Day Real Estate, Inc., and Total Concept Property Management, LLC cannot and shall not be responsible for injury or damage resulting from Tenant misuse, negligence or misconduct arising out of the use of the property or its amenities. Any damages must be reported to us for correction and repair. We want you to have a safe visit! We also thank you in advance for your diligence in this matter.
